When building a new home, problems can occur long before the house is finished. Phase inspections help protect buyers during the construction process by evaluating the home at critical stages of the build. A phase inspection is typically completed in three stages. The first stage is the foundation inspection, which evaluates the footing, slab preparation, reinforcement, and other structural elements before the concrete is poured. Catching issues at this point can prevent costly structural problems later in the build.

The second stage takes place during the framing phase. At this point, the home’s structural framework, roof system, and major components are visible before insulation and drywall are installed. During this inspection, we examine framing quality, load-bearing components, window and door installation, and early mechanical system placement.

The final phase inspection is completed when construction is nearly finished. This review focuses on the overall condition of the home and ensures that major systems such as plumbing, electrical, HVAC, roofing, and structural components appear properly installed and functioning as intended.

Foundation Phase Inspection
Before the slab is poured, the inspection focuses on the foundation layout and preparation. This includes reviewing footing placement, reinforcement materials, slab preparation, moisture barriers, and other structural components that form the base of the home.
Framing Phase, Pre Drywall Inspection
Once the home is framed and before insulation and drywall are installed, the structural framework becomes visible. During this stage we examine framing alignment, roof structure, load bearing components, window and door installation, and early placement of electrical, plumbing, and HVAC systems.
Final Construction Inspection
Near the completion of the build, the final phase inspection evaluates the overall condition of the home. Major systems such as plumbing, electrical, HVAC equipment, roofing, and interior components are reviewed to help confirm the home appears properly installed and ready for occupancy.
